Recommendation for small-time reno work for flats for rent

hi

My flat for rent is getting old and I am thinking of getting a small-time contractor to fix this or spruce that, for the next tenant. I went to those HDB contractors but no one seems interested to take up my job (budget approx $5k).

Anyone has contacts for reliable and/or freelance guys who don't mind taking up small jobs (fix window panes, repair kitchen cabinet doors, replace sanitary, fix curtains, change fan/lightings, painting).
