:thankyou: desertwind, and :congrats: to you on yr sale too! At least mine wasnt so ku ku de wait, tested the market the last 4 years, and finally let go a month ago. Phew, huge relief, but now wrought with anxiety and sadness as we've to move out by mid Oct. :cry:

It may be offensive to state which tenants are the worst, but maybe some of you experienced landlords can advise which types of people make the best tenants? (nationalities, profession, single, family units etc)

We like our tenant. Old american couple with their own business in Singapore. Only 3 adults staying at our place. I think they belong to good profile tenant. Never late on rent and always early.

I think people usually prefer tenants with no pets and no young kids.

So far, it appeared that tenant from certain developing countries are avoided at all cost. You probably have heard all about it.

Our previous tenant was a Thai artist, male.
He also used to model for NAFA (sometimes in the buff).
Well educated and well mannered.
Terrible in housekeeping.
Did not have a tv nor telephone in the house.
He really lived as spartan as a struggling artist, although he was not poor.

Current tenants are two Thai ladies (ex Chulalongkorn U) working in the financial sector.
Very sweet mannered but not too good in housekeeping but that's their prerogative.

I've had Japanese family, a married Korean guy but here alone, a Singaporean couple and lastly an Indian couple.

I had no trouble with the 1st 3. No negotiation needed, rent always on time and they handed the house over to me in pristine condition, the Japanese family even dry cleaned my upholstery and curtains for me before handing over. The Indian couple, well not that good. Frequently late on rent, will call every 3 mths to try to negotiate, telling me about one problem or another. When it came time for handover, we had to chase them so many times to move out all their stuff. And in the end still left with a whole load of rubbish. On top of that, according to our neighbours, they will have visitors coming and staying over very frequently and there were a couple of times they created a nuisance of themselves, getting into drunken fights among themselves and passing out along the corridor. Security had to be called in a few times.

So if you ask me, base on my experience, my preference will be a Japanese or Korean family.

No discrimination here.

When one of the HR managers (Indian) relocated, the recept told us that she received many angry calls from the owner. According to her, the owner said that his house is beyond recognition.

It's scary as that lady is a professional but apparently.... :shock:

I understand from my housing agent who are the best types of tenants and he will source them for me:

1. Couple without kids
2. Professional singles from overseas working in SG for contract.
3. European, Japanese preferred (conversely Indians he does not recommend)
4. No pets

I had quite a few short-term lease from the above profiles and one long-term lease of about 3 years with a Japanese single man. He is very very good ie. rental on giro so no problems at all, kept my condo. structure and walls very very clean (ie. no smoke, dirt at all on the walls) although when I visit once the place was quite a mess with laundry hanging from poles in the sitting room! :shock: Aiya, single man lah!

But my housing agent is very good (and good at doing business too!) because I think in all these contracts, he will offer the tenants house-keeping services ie. he will arrange for house-cleaning once a week if the tenants so wanted. This Japanese guy has been using the cleaning service hence my apartment was kept very clean. Also he is quite a quite guy does not entertain much nor have visitors to the home.

Before this I had quite a few couples with no kids staying short-term. The wife usually stays at home hence kept the apartment clean and tidy.

In my 10 years of rental experience, no problems at all hence I will say the above is really quite true.

I do not have any experience renting to PRs or local so no comments!

older in age-single, angmo lady, teaching profession, who is fussy about house and cleanliness

they decorate the apartment very well ...... even easier to sell with tenancy than vacant as prospective buyers can see the potential of the unit

mine was sold like that

had a very demanding and unpleasant english family as tenant. she was demanding and loud. everything must be in her favour. always quote how things were done in uk. told her we know how things work in uk because we lived there and that kinda shut her up.

also a filippino couple who always quote the terms and conditions of the agreement even when they are the ones who have to bear the expenses not exceeding a certain sum of $. we were kind enough to let them extend their stay for another 3-4 months because they have just bought an hdb flat. after a few rounds of merry-go-round, we confirmed the date of them moving out and despite reminders, they told us just a few days before the date, that they were unable to do so because of delays. when we told them, we already have a tenant who is due to move in soon and they need to vacant the unit, we were called heartless, and that we are so rigid in sticking to the date of moving. dh told them off and got them to move out. i bet the filippino guy forgot he was always the one quoting from the terms and conditions of the agreement and not giving an inch for negotiation.

do have some good tenants as well and guess because we are pretty nice people, most of our tenants do not give us any trouble and we always get our units back in good condition.

but definitely there are some people i would not want to rent my units to.
